Property manager responsibilities include setting and collecting rent, handling maintenance requests, filling vacant units and potentially setting the budget for the property. Property managers often take care of property that real estate investors either do not live near or do not wish to personally manage.

Most management companies are reactive. We are predictive. We don’t ask “how fast can we fix this?”

SERVICES: There is a one-time set-up fee for service which is determined by the size of the portfolio and will be discussed during your free consultation. Clients have the option to opt out of monthly service, fee base if your needs are better met on a seasonal arrangement. Residential Property Management: In exchange for base management Fee, Cornelius & Associates provide the following services.

Tenant Screening: It is our policy to check landlord references, credit, income, the Department of Corrections, Registry, and the Sexual & Violent Offender Registry.

Tenant Move-In Processing: A representative of Cornelius & Associates reviews all lease paperwork with each tenant prior to move-in including a rental contract and a move-in condition form.

Statement Processing: Following collection of rent, Cornelius & Associates processes statements and payments to owners each month prior to the last day of each month. In most cases, statements are processed and issued to owners between the 10th and the 20th of each month.

Issues Tenant Notices: Cornelius & Associates issues notices to tenant for such acts as disturbing tenant’s neighbors, unauthorized pets or people, or improper disposal of trash.

Rent Collection: Cornelius & Associates collects monthly rents from all tenants and will issue default notices when rent is unpaid by 5:00 p.m. on the 3rd of any month, contracts legal counsel to process evictions when necessary. The actual cost of legal service will be billed to the owner.

Advertising: Cornelius & Associates will arrange for all advertising associated with the property.

Property Inspections: A representative of Cornelius & Associates inspects each unit approximately 90 days after any new tenant move-in, then every 6 months after that.

Future inspection dates are determined upon findings of the first inspection. In addition, a representative of Cornelius & Associates either drives by or walks by through each property on a regular basis and may conduct additional inspections based on information gathered at that time.

Tenant Move-Out Processing: A representative of Cornelius & Associates conducts a final inspection of the unit with the departing tenant present, Upon completion of that inspection, Cornelius &Associates calculates any amount to be withheld from the tenant security deposit under the guidelines of your state landlord tenant law processes that information and either bills the tenant accordingly or refunds the necessary portion of the security deposit to the tenant.

Cleaning and Housekeeping: We work with trusted, bonded vendors in all aspects of the property management service that we offer through Cornelius & Associates.

As a part of our extended residential property management services, we extend our contract cleaning service. This is a non-obligatory commitment where you’re allowed to cancel at any time without penalty.

Our Housekeeping and Cleaning services include week to week, monthly or bi-monthly light cleaning, deep cleaning, and customizable add-ons for service. Give us a call for more details and to discuss your needs.

Landscaping and Grounds care:

Seasonal Landscape Maintenance: Mowing yards and lawns, Edging flower beds, driveways, walkways, Blowing yard and leaf debris.

Enhancement Services: Lawn fertilizing and weed/turf treatment, spreading pine straw, mulch, and straw where necessary, Replacement of dead bushes and flowers, Repair of damaged turf with replacement sod or over-seeding, Pressure washing.

Emergency Services: Downed trees or debris, Irrigation repairs and extreme HOA violations.
